Why does this site exist?
Because New Jersey does things its own way, and investors who buy here need its rules from the state's own sources. Every guide sets out what those sources say, with each source listed at the end.
The transfer fee, a town's certificate-of-occupancy rules, rent control by town, the Anti-Eviction Act and attorney review each get their own guide. The guides explain what the sources say; they don't give legal or tax advice.
Why did Justin build a deal-analysis tool?
I'm a working real estate investor in New Jersey. On every property, I wanted to see all the ways the deal could work before I made an offer. Most tools make you pick a strategy first, so I built the tool I wanted.

Enter any US address and Appraize models all 8 exit strategies: wholesale, fix and flip, BRRRR, buy and hold, subject-to, seller finance, lease option and novation. Comps from real MLS data, ARV, a repair estimate and a max offer for each.
